Delhi Development Authority is going to invite DDA Housing Scheme 2021 online application form at dda.org.in or eservices.dda.org.in. DDA on 24 November 2021 approved the launch of a new housing scheme and a senior DDA official said that people can apply for the scheme till 7 February 2022. The Online Special Housing Scheme would be held for approximately 18,000 flats of different categories at various locations such as Dwarka, Narela, Rohini, Jasola, etc. The login process and brochure for new houses under DDA scheme will be released soon. The authority said that it would soon share further details of the scheme, including the launch date.
The applicant can visit the website of Delhi Development Authority, dda.gov.in (earlier www.dda.org.in) and fill the application form. The applicant can also book flat online for FY 2022. Interested people can apply online for flat through the website dda.org.in.
Interested Person will also have to fill the Flat Registration 2021 application at www.dda.org.in . Keeping in mind the COVID-19 pandemic, the authority has only allowed online application. DDA will conduct the draw for allotment of flats under this DDA Housing Scheme 2021. The draw, based on a random number-generation system, will be conducted for all applications that are going to be submitted till last date for the scheme.
DDA Online Special Housing Scheme Launch
The decision to launch DDA online special housing scheme was taken during an online meeting of the authority of the DDA, held on 24 November 2021 under the chairmanship of Lt Governor of Delhi Anil Baijal, also the chairman of the DDA. The flats are being offered at the old rates or cost in relaxation of the costing policy of DDA, which is updated every financial year based on the appreciation or depreciation of land cost or building, as the case may be, it said in a statement.
While the flats offered under the scheme are those that remained unsold in previous housing schemes, DDA is offering the flats at the old rates and cost through relaxation of its costing policy. The entire process from application to allotment and possession is being done through online mode and the allottee needs to visit DDA office only for execution of conveyance deed, it added.
The authority also said that its flats at Narela sub-city were being offered after taking several remedial measures in terms of improvement of infrastructure, security and connectivity on the basis of suggestions and feedback of the allottees and residents of the area.
Number / Category of Flats in DDA Housing Scheme
Online Special Housing Scheme has over 18,000 flats on sale in 4 categories – Higher Income Group (HIG) flats, Middle Income Group (MIG), Lower Income Group (LIG) and Janta flats – at locations such as Jasola, Dwarka, Rohini, and Narela. There are 202 3BHK flats in the HIG category out of which 182 are in Jasola. These are priced between Rs 1.9 to Rs 2.1 crore. In the same category, there are also 202 two BHK in Vasant Kunj Block F priced at around Rs 1.3 crore. There are 976 flats in the MIG category in areas like Dwarka sector 19, Dwarka Sector 16, Narela sector A1.
In 1 BHK category of LIG, 11452 flats are up for purchase in areas like Narela, Rohini, Sirsapur. There are as many as 5702 Janta flats mostly in Narela. A senior DDA official said that people can apply for the scheme till February 7. Based on the response we get, draw of lots is likely to be held in February end.
The DDA online special housing scheme is online and people can use the DDA website to register and seek complete details of the scheme. The flats are mostly old flats that could not be sold in earlier schemes. There is relaxation of the costing policy of DDA which is updated every financial year based on the appreciation or depreciation. The allottees will be eligible for subsidy under the PMAY scheme of the central government if they avail a home loan from the bank/financial institution, said DDA.
Online Special Housing Scheme Subsidy under PMAY
DDA said the allottees would be eligible for subsidy under the central government’s Pradhan Mantri Awas Yojana, if they take a home loan. For the unversed, DDA on March 10 had allotted 1,353 flats to people under its housing scheme 2021 through a draw of lots streamed online. Out of these, 689 flats were surrendered by allottees, nearly 50 per cent of the total inventory under the scheme, with COVID-19 and other factors being attributed by officials for such a larger number of flats being given up.
In late August, the Authority had held a draw for 689 flats under the 2021 Housing Scheme, surrendered by allottees, with a meagre 79 waitlisted applicants being alloted units from this lot. Meanwhile, DDA also approved amendments in its policy to mitigate risks of prospective bidders for upcoming in situ slum rehabilitation projects, including sharing of risks of the developer in case of foreclosure of the project or delay of three years in the execution of the project on account of reasons attributable to DDA.
DDA also approved the provision for enforcement of vacation of premises for undertaking in situ projects by allowing penal action against the dweller who fails to cooperate with the developer, concessionaire or DDA at any stage, causing delay in implementation of the project.

DDA Housing Scheme 2021 Online Application Process
The new DDA Housing Scheme 2021 was completely online from the processing of application to the possession of flats through the newly developed AWAAS software. The applicant only have to visit DDA only for the purpose of execution deed. It was further decided not to have preferential location charges for DDA flats as was decided earlier.
